Thanks to Terry Hughes we were able to overcome a very bad situation. Before the market crash my wife and I refinanced our home in Vacaville CA, we were just trying mainly to lower our monthly payments. We trusted the lender to help us and really thought he was doing the right thing for us. He said all the right things and seemed very honest. Then when our payments started going up higher we knew there was a problem. Our lender did not return our phone calls, the bank we were paying was not sympathetic to our concerns. They said we are just servicing the loan, they did not create loan. At this time we had never been late on a payment. We needed answers and a plan of action to help us. Our payments were going to keep going up and our jobs were going to end soon. We are very fortunate to have met Terry Hughes at RE/MAX Gold in Vacaville CA. Terry looked over our loan documents and noted that our lender was paid 4.75 points on the back end and charged us 2 points on the front end, then sold us an adjustable rate mortgage. Terry said most of the time borrowers never read the whole loan, they just trust the person doing the loan to be above board. He also said the lender was not held to a fiduciary set of standards like the Realtor is. Our loan was $400,000 and Terry says the lender made $27,000 for selling us a bad deal. Terry took this information and the fact that our jobs were ending along with some other financial information and made a case for us with the bank servicing our loan. He was able to secure a short sale for us without us ever missing one payment. We never got a notice of default and never came close to being foreclosed on. Terry Hughes worked as my Realtor in 2010. I was referred to Terry Hughes by my co-worker.

When I decided to sell (short sale) my house, I called Terry Hughes. I did not have any idea how difficult the whole process would be; however, from the very beginning Terry was very honest with me. He expressed to me that it was not going to be an easy process. It took almost 9 months to sell my house because I had a 1st and 2nd mortgage. As the days and months passed, I had the opportunity to observe Terry’s knowledge, commitment, ability and determination to get things done. I had retired from the Air force and was in need of a new place to live. That’s when Terry and I started on the long journey of looking for the right home.

Trust is a very important characteristic for us! Right away my wife and I were put at ease with Terry’s calm and no-pressure demeanor. This made it a lot easier for us to decide whether a particular property was suited for us or not. However, Terry would always point out the plus and minuses; or suggest ideas on how we can benefit from certain property, but always “pulling” back to let us decide.

We eventually found the “ideal” home, and Terry made sure our best interest was always at hand.
